Implementation of Precast: Change to adapt

1. The implementation of precast – A new step forward in construction implementation

Precast is a construction method that uses precast concrete elements, such as joists, beams, piles, stairs, etc., to build the structure. Every element is produced at the factory following the design drawings to control quality and materials and then is transported to the site to proceed assembling.

Vilai Viet began to use precast when operating the Lite-On Quang Ninh Factory Phase 01 project. To optimize the construction method, the general contractor has collaborated with Xuan Mai Corp, one of the pioneers in precast technology. Applicable for the 4-story office building 1 and the entire building 3, the total acreage that uses precast elements was more than 120.000 m2. The construction process includes the installation of pillars, beams, floor, steel meshes and pouring topping concrete. Due to the time saved from formwork and pouring concrete on-site, the total execution time was shortened by around 30% compares to the traditional method.

2. Adapt to the market to develop 

The biggest challenge for the construction industry nowadays is the lack of workforce. According to a research done by VACC in Q2/2025, the recruitment demand of the construction industry increased 171,96% compared to the same period last year. Meanwhile, the application decreased 42,52%. This fluctuation not only reduces the human resources available for projects but also makes the cost higher, leading to the risk of a longer construction schedule.

This is where precast technology becomes the perfect solution. With the produced elements following the specified parameters, the number of workers required decreases significantly, allowing the general contractor to optimize the workforce, maximize the quality control efficiency, lower the effect of external changes to the construction period compared to the concrete pouring on-site method.

Besides, precast technology also contributes to the green construction target by reducing waste, pollution, and excess materials on-site. With the optimized procedure, engineers can calculate exactly how much material is needed, saving concrete and formwork. When more and more investors begin to focus on green construction, precast is a method worth trying.

3. Step-by-step to develop sustainably

Precast is not a new construction method. However, it hasn’t been popularized in Vietnam. Before operating, the Vilai Viet team had many doubts due to the lack of experience with a huge number of elements. After discussing and taking into consideration the current situation of the construction market nowadays, the team came to an agreement to apply this technology to the project.
